Former bank branch in popular East Lothian coastal town hits market for £575k-plus

“We are anticipating high levels of interest such is the scarcity of these types of properties in North Berwick” – Iain Mercer, Allied Surveyors Scotland

A former bank branch in a popular East Lothian holiday town has hit the market with residential planning consent already secured.

Allied Surveyors Scotland has been appointed to sell the former Royal Bank of Scotland branch in one of North Berwick’s prime locations. Offers over £575,000 are being sought for the mixed-use development opportunity.

The property, on the seaside town’s Westgate, was purchased in 2018 by Pat Sharp and her husband Nigel with plans to convert it into a house. Their initial application was rejected by planners amid local objections and numerous subsequent attempts also failed to gain local support.

Now, after an eight-year wait, consent has been granted for a new build one bed flat at first floor level and two offices on the ground floor.

Iain Mercer, head of commercial agency, Scotland at Allied Surveyors, said: “12A Westgate is an extremely rare mixed-use development opportunity in a prime location at the centre of one of Scotland’s most sought-after coastal towns.

“The flat will enjoy its own main door access and have an unbroken view of the West Beach and golf course, whilst the two commercial units are bound to appeal to a wide range of occupiers.

“We are anticipating high levels of interest such is the scarcity of these types of properties in North Berwick,” he added.

Pat Sharp said: “I am delighted our latest application has received backing from the local authority. The flat will be afforded a magnificent sea view whilst the two commercial units support the town’s thriving High Street.”
