40-bedroom hotel next to busy Scottish airport up for grabs for £1.6m

“This opportunity combines the attraction of strong rental income from a nationally recognised hotel chain with the benefit of a strategic location”

A budget hotel close to a Scottish airport is up for grabs with a seven-figure price tag.

The Travelodge on Burnside Drive, Dyce, next to Aberdeen Airport, is being offered for sale at a commercial property auction.

Extending to almost 24,000 square feet on a 3.1-acre site, the property comprises a recently refurbished 40-bedroom hotel, let to budget operator Travelodge until 2030, with a tenant option to extend for a further 25 years, together with a separate restaurant, ancillary accommodation and car parking for around 100 vehicles.

Acuitus, which is holding the auction on October 29, said the “substantial heritable hotel investment” had a guide price of £1.6 million and produced annual rental income of £224,204.

The hotel is located about one mile from Aberdeen Airport, which is recognised as a key transport hub for the offshore energy industry and is home to the world’s busiest commercial heliport.

Alexander Auterac of Acuitus said: “This opportunity combines the attraction of strong rental income from a nationally recognised hotel chain with the benefit of a strategic location close to Aberdeen Airport, one of the key transport hubs serving the North Sea energy sector.”

Also featured in the auction is New Telecom House, a 77,940 sq ft office and development opportunity in Aberdeen city centre, occupying a prominent position adjacent to the city’s railway station and Union Square shopping centre and retail park. It is being offered with a guide price of £250,000.
